Fire Design Solutions appointed to luxury West London development
Fire Design Solutions (FDS), the award-winning fire safety systems contractor, has secured an order to design, supply, install and commission smoke ventilation and associated detection systems at a new luxury waterside residential development in West London.
FDS – which counts a number of renowned high-end developments among its previous projects – was appointed by Ark M&E to fit the systems in the Chelsea Island scheme, developed by Hadley Property Group.
Consisting of three cores, Chelsea Island requires the installation of both natural and mechanical smoke ventilation systems to maximise residents’ safety in the event of a fire.
The smallest of the cores, which stands seven storeys high, will be served by Automatic Opening Vents (AOV’s), using actuators to open windows on each floor in the event of a fire. This will allow smoke to escape and fresh air from outside the building to enter.
Due to their greater height, the additional two sections of the development will be fitted with mechanical smoke ventilation systems. Making use of 0.6m2 ventilation shafts fitted with fans which activate when smoke is detected, the systems will rapidly clear the buildings’ common corridors to allow residents to escape and to provide access for the fire services.
Completing the turnkey package for the residential areas, FDS will also provide maintenance when required for 12 months, as well as a 24-hour callout service to address any issues should they arise.
As Chelsea Island also features underground parking for its residents, FDS will supply, install and commission extract and induction fans, as well as control panels and detection systems, to clear carbon monoxide during day-to-day use, and smoke in the event of a fire.
When low levels of carbon monoxide are detected the extract system and induction fans will operate at a low speed to return the air quality to acceptable levels, running more quickly when higher CO levels are present.
If a fire is detected the system will automatically switch to ‘fire’ mode, operating at maximum speed to clear the area of smoke as quickly as possible.
