A grand fire safety solution
To provide residents at Grand Canal Square in Dublin with the highest standard of life safety, through clear escape routes in the event of a fire, Heritage Properties turned to Fire Design Solutions' innovative Fan Assisted System (FAS). Approved by the NHBC and a host of local building controls, FAS is widely used on many of London's largest new residential developments.
Set to play a key role in revitalising Dublin's Docklands area, Grand Canal Square will provide a bustling recreational wharf-like environment for the public to enjoy. The €8 million, 10,000 square feet project located at the west end of the Grand Canal Dock, sits alongside the dramatic new Daniel Liberskind designed Grand Canal Theatre and a host of shops and cafes.
FAS was designed by Fire Design Solutions' team of experienced fire engineers, including accredited authors of the latest CIBSE Guide E, to address the inadequacies of standard code based approaches. The result is a fire engineered solution proven to rapidly remove smoke from a building, while keeping vital escape and access routes smoke free.
Requiring only a single stair well, FAS allows extended travel distances to maximise saleable floor space for developers, with no hidden costs. Installation and maintenance is also kept simple, using only a single interface panel and one fused spur per shaft. In contrast, other systems use an interface and spur for every floor. On modern high-rise developments, they can quickly become over complicated and costly in comparison.
